You still schedule and show your home, but you get the exposure of having your home in front of every real estate agent in the area by getting it on the MLS. Also, your home will be marketed on the most popular sites like: Zillow, Trulia, Realtor.com, Homes.com, and many more, so your home listing will get in front of as many buyers as possible. We first provide useful staging tips to help your home show its best in photos and video, then we will provide high quality photography and produce a 2 minute video tour. Your home will be listed on at least 2 local MLS boards providing you with maximum exposure to the agents in your area. With the listing you will offer a buyers agent commission of 2-3%, but you will retain the right to sell it yourself and not pay any buyers agent commission if you sell it to a buyer that is not represented by an agent. You will get a computer generated property report with customized pricing analysis, a customizable FSBO yard sign with white frame
, open house sign, directional sign, we will list one open house date per month (you host the open house) on the MLS which will broadcast out to the various web sites, and you will have access to a McClellan Gray Agent by phone or email to answer questions you may have along the way. Also, we will review the settlement statement and closing disclosure for you prior to closing.
You will also have the option of purchasing our FSBO closing package for a reduced rate of $500 (normally $1000). This covers contract paperwork, scheduling and coordinating inspections, repair item negotiation, review of the closing docs prior to closing, and assistance with other tasks necessary to help close the deal. This option can be added at the time you list, or anytime through out the term of the listing.
