Our first thought is to give the people we know a chance at selling our home, or sometimes we may just call a “well known” traditional company because if they are doing a good number of sales then they must be doing something right? Well, not necessarily. This can be a pretty major mistake depending on the circumstance. The agent you choose  should be someone you feel that you can trust, who can provide you with the best service and can sell your property & net you the most profit. There are many factors that go into who and how this is established. So here is our list of:

1. Honesty

The National Association of Realtors – Realtor Code of Ethics states that,” Realtors shall be honest and truthful in their real estate communications and shall present a true picture in their advertising, marketing, and other representations.”  It is not always easy to tell if a real estate agent is telling the truth. A great way to find out an agent’s reliability is  by asking others. Past clients testimonials and reviews are a sure way to find out if the agent was on the up & up during past deals. Ask the agent for a list of past clients if you cannot easily find reviews or testimonials online.

2. Professionalism

Lets face it, a real estate agents image is very important. Well groomed, well dressed agents are more likely to be taken serious by their colleagues and prospective buyers for your home. Another very  important aspect to professionalism is respect. Does your real estate agent carry themselves in a respectful manner? Do they respect your time by not showing up late to appointments? Do they show respect to others? Do they talk to you in a respectful way? These are all things that are important to the successful sale of your property.

3. Strong Negotiating Skills

This is one of the most important skills of a good real estate agent. At the end of the day, the selling agents job is to get the most money for their clients home in the least amount of time. A good agent will negotiate the best possible outcome for their client until it closes. Look for an agent who knows what to say and when to say it. One that smooth things over, but who does not back down from confrontation and conflict.

4. Creativity – New Ideas

Gone are the days where just putting a sign in the front yard and a tiny picture in the local newspaper is going to sell your home. Also, a yard sign is a great way to let people in the neighborhood or drive by lookers that your home is for sale, but real buyers are rarely going to find your property because of a yard sign. You deserve more.  The National Association of Realtors states that only 8% of buyers find their home because of a sign in the yard. Print advertising is even less;  around 1% of buyers found the home they purchased from a newspaper advertisement.

Look for an agent who has an appealing website, and one who has options for you to choose from rather than doing real estate the way it has always been done. You need an agent who uses technology and offers HD photos and videos. 51% of buyers found the home they purchased via the internet. A strong internet presence is key to selling your property and good photos and a video ensures that your property will get noticed. A successful agent will focus on what works and not waste time and money with what doesn’t.

5. Market Knowledge

For example: An agent with XYZ Real Estate Company who has no knowledge of the area, is not a member of the local board, but who is a friend of the owner is asked to list their property. The agent obviously doesn’t want to turn down the opportunity, but also doesn’t tell their “friend” that they may not be the best option for listing their home in that area. Often times sellers do not realize the importance of having their property on the right MLS. This is crucial to the sale of your home. It ensures that agents in your area can find your property when searching for listings to show a potential buyer. Being on the correct MLS for your area also ensures that your property will be on other local real estate websites where potential buyers for your property are searching. Lack of knowledge can also result in too low or too high of a price.  Make sure that your agent knows your area and  is a member of the local MLS board, or better yet an agent that will list your home in many boards to help get your property in front of any agent that may have a buyer in the area.

6. Good Communication

Selling a home can be stressful and is typically one of the largest transactions of your life. You deserve follow up, feed back and to be updated. Follow up after a private showing can be crucial to the sale of  your home. What did the prospective buyer like? What did they not like? What did they think about the price? Communication can be in many forms; phone, text, email and in person. The agent you are working with should discuss which method you prefer. Remember that in writing conversations enable you to go back and read the conversation again.

7. Technology

Previously we mentioned that the National Association of realtors stated that 51% of buyers found the home they purchased on the internet vs the 1% who found their home from print advertising. That stat alone shows how important technology is to real estate. Agents who are stuck in the “fax age” are not going to be as efficient as an agent who utilizes cutting edge technology. One of he most important aspects of technology in real estate is photography. Your real estate agent should be using camera or system that can produce high quality photos, or should have a photographer photograph your home. Photos are one of the most important things to a prospective buyer who is searching on the internet. Poor photos or a lack of photos can result in a buyer never looking at your property in person. Video tours are an added bonus that make your property show up even more online!


8. A Comprehensive Marketing Plan

One of the most important things when listing your home is getting the price right. You need an agent that knows your area and who looks at comparable properties that have sold, are under contract and are currently listed, to narrow in on the most competitive price for your property. A strong online presence is also important when selling your home. Your agent should have a user friendly, updated, visually appealing website that highlights your property. A good agent should also utilize social media; it is the world we live in!

9. Follow through

This of course goes along with good communication. One of the biggest complaints clients have no matter the industry or profession is lack of follow through. You want a real estate agent who is a great communicator as well as good with following through with what was discussed. This is a huge deal in real estate where  it is crucial for things to be done in a timely manner. It can make the difference in whether or not you sell your home. Find an agent who does what they say they will do, ties up loose ends and gets the job done.

10. Experience & Proven Results

Selecting  a real estate agent just because you know them can be a huge mistake. They may be completely qualified, but they may lack necessary experience to get the best result.  They also may not be able to provide options or services that fit your needs and save you money.
